Hillcrest and its surrounding neighborhoods, Balboa Park and Bankers Hill, are known for their vibrant culture, breweries, sidewalk cafés, and nightlife. The area is highly walkable, benefiting from the sunny San Diego weather. Balboa Park is not only a cultural oasis with 18 museums, numerous gardens, and the world-famous San Diego Zoo, but also a hub for various cultural events and activities throughout the year.

Other Things To Note

• Guests must be at least 25 years of age to book.
• 2 night minimum stay.
• Pets allowed with a pet fee of $150 per pet.
• Parking: There is free parking available for 1 vehicle on-site.
• Smoking and events/parties are not permitted.
• Pack n' play and high chair available for rent - $25 each plus tax
• Guest agrees that in outside areas there is no reasonable expectation of privacy and accepts the monitoring of the outside by security cameras. Guest agrees not to tamper with the security cameras.
• As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.
• Unit comes equipped with a Keurig coffee maker for you to enjoy a morning cup of coffee.

Getting Around

Walk around the beautiful neighborhood of Marston Hills, through exciting Hillcrest or take a short ride-share straight to bustling Downtown. The famous San Diego Zoo and Balboa Park are mere minutes away. The options are endless for activities, dining and entertainment!

House Rules

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 30 days of arrival. Refunds for cancellations more than 30 days before arrival are subject to a 4% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"We had a great stay - the studio was the perfect size and had a working kitchen (with all utensils needed). The area was very walkable with many bars, coffee shops and grocery stores near by. Nxt management was also super communicative and was always available when needed! Overall it was a great stay and will definitely book this studio again.

"This is a real gem in San Diego. Absolutely as described. Great location, quiet, parking, including EV charging. Perfect for a solo or couple. Looks exactly like the photos and every thing was new and spotless. Communication was great. Alessandro manages the place and does a great job. Quick response time great sense of humor. Honestly I'll be back. It's a unit part of a larger compound so if you need a family spot in SD this is the place.

"Great location. In walking distance to University Avenue, which has a lot of great restaurants and bars, as well as Balboa. Nxt management was very communicative, providing clear instructions upon check-in and check out, and touched base with me throughout my stay to see if I needed anything. The place was exactly as advertised in the photos and of great value. I would stay here again on my next trip to SD.

"Last minute booking. The host was so quick to respond. The house was so nice and clean. Kitchen was beautiful! I completely forgot about the grill and we took advantage of it on our last night. AC worked great and the tv was huge! Bathroom was so clean and new.

"We loved our stay at this cute studio in Hillcrest. Hillcrest is one of the coolest neighborhoods in San Diego and this place was positioned perfectly to be in the heart of it without all the noise and traffic. The property itself was very nice with a main house and several little ADUs on site. There was great parking and even a EV charger on site. Inside the unit was beautiful and thoughtfully laid out and designed. Super comfy bed was a real treat after walking around so much. I would most definitely rent here again!

"As a solo female traveler, this place was an absolute gem. It was close to everything - balboa park is in walking distance (10 mins away), coffee shops, restaurants near by. The hosts were very attentive and helpful, so much so as I didnt see an iron and they dropped one off to the Airbnb with an iron board. Would absolutely stay here again.

"I recently stayed in this spacious studio with all brand new features! The bed was super comfortable, the AC kept the room perfectly cool, and the unit was impeccably clean. Plus, it came with my own parking spot. I loved being able to walk to Balboa Park, nearby coffee shops, and amazing restaurants in the area. The management was extremely attentive throughout my stay. I will definitely be back!

"The stay was great. The stuff were so communicative and helpful and the service was premium. The studio was cozy and so clean and had everything needed. The location was also close to everything and has a lot of restaurants and basic needs stores around. The space fits exactly 2 people and it is perfect for them. I highly recommend this place.
