The Space

The interior of the house is bright and filled with natural light, creating a welcoming and cheerful atmosphere. The full kitchen is equipped with stainless steel appliances and offers plenty of cabinet space for all your cooking needs. Each bedroom is the perfect space to retreat for some privacy and the bathrooms have been updated and both feature a shower/tub combination. The living room features an extra large couch, a large TV, sunny windows, and a ceiling fan. You'll find ample furniture to relax and enjoy the fantastic 180-degree views with glances of the ocean. The dining room is ideally situated adjacent to the living room and kitchen and has a table with seating for up to 7 people. It offers direct access to the outdoor balcony to bring in the cool, coastal breezes. There is an awesome rooftop deck to take in the ocean and sunset views, and a private hot tub for you to fully zen out along with a BBQ for your use.

Bedroom 2: You'll find two queen beds, a ceiling fan, and a flat-screen TV in this room.

- Free parking for 2 vehicles.
- Pool Heat Fee: Pool heating is available for $150/day in summer (June–August) and $250/day in winter (September–May). The target temperature is 80–85°F, though slight fluctuations may occur due to weather conditions. Fees are non-refundable once heating is activated.
- As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.

House Rules

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"Great location, easy to walk to the beach, plenty of restaurants, bars etc. Couple minor things that we needed addressed, only mentioning them to highlight how quickly the host responded and fixed the issues. There is a shared common space which I wasn't aware was shared (might have just not read the posting carefully), but fortunately no one was renting so we had it all to ourselves. Overall, really great place and great host.

"Great company hosting this property. they were very proactive and very responsive. It was a multi unit for housing and we happened to be there when no other units around were rented. You may end up seeing other renters very near by if it's a busy time. We had a group of 10 with only 8 beds. it was all men so we had a couple sleep on their own means. it would work for couples. It was walking distance (15 minutes) from the main road in PB. The house itself was very clean and fully remodeled but keep in mind there are a lot of stairs as it is a split 4 story building. We would definitely stay there again.

"This Airbnb was spacious and perfect for our large group. We enjoyed how walkable it was to the beach. It was a little confusing with the automated messages that mixed up some timing but they were very responsive. Upon arrival, we were missing towels, trash bags, and the smoke detector was beeping, but the Nxt team came to fix these issues. Overall, it was a great stay.

"Our time at this location was wonderful! The house is so beautiful, clean, and the pictures were exact. We were so thrilled to find out the house had been remodeled after we booked it and the pictures were updated accordingly. The house and backyard are awesome. The mini lap pool was really cool! It was a great location in Pacific Beach and the neighborhood seemed safe. There was enough room in the back driveway for one SUV and included a locked gate. Just know that there are a lot of stairs in this house, as many San Diego homes do! We also really appreciated that we had a direct contact line for maintenance personnel.

"I stayed here with a group of 11 girls and it was amazing! The rooftop overlooks the ocean and we spent tons of time up there watching sunsets, having wine and drinking coffee in the morning. The kitchen was stocked and we cooked a few meals. There were plenty of beds and it was exactly as pictured. We walked to the beach and multiple restaurants and coffee. The neighborhood was so cute and safe. I would definitely stay here again!

"This Airbnb is PERFECT for larger groups. It's spacious, and the views are absolutely stunning. This location is very close to the beach and several hot spots in the area. Highly recommend! The hosts were also very proactive and made themselves available if there were any issues (which there were none).

"This place is the best! Host was helpful and accommodating and always available to answer any questions. Place was comfortable, clean, & easily housed my family of 11 and our service dog. The little ones had room to play, and adults had their space, but also had plenty of room to gather together too. The roof top bbq and outside furniture was the best for evenings and early mornings. The hot tubs were a nice addition too. Also, it was helpful there was plenty of beach towels, an outside shower to rinse off all the beach sand, & beach chairs, umbrellas, & boogie boards. It was nice to be within walking distance to the beach and plenty of restaurants. Theres also a Costco, grocery store, & Walmart about 15 min away. The kitchen was nice sense we did all our cooking and meals at the home.
