that can reach up to $10,000 per violation.
- 4 night minimum only.
- 3rd bedroom is office with sleeper sofa.
- Neighbor is very sensitive to shared parking area so only 1 car is allowed to be parked in very specific
area. Free street parking is available as well.
- As part of our standard verification process, we kindly request that the guest signs an additional
agreement and verifies ID. Your comfort and security are important to us.

House Rules

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"I stayed here for a work trip with my two brothers and another coworker. The host was excellent with communication and even met us at the house for the initial check-in. That was a pleasant and unexpected surprise. I quote the group when I say they had the best sleep of their lives! LOL, everything was so comfortable and well-decorated. Balconies on each level and the hot tub were relaxing after work! Overall, everyone in my group said they would stay here again, and that's a big win. "This was an amazing experience! The views from each of the 3 decks looking over the bay were fabulous and stunning, regardless of the time of day! Great communication with Alessandro who was responsive and friendly, addressing any questions we had. The house was clean and well maintained, with generous supplies for our stay. We enjoyed the board games available and the overall vibe of the place was relaxing and serene - exactly what we needed. Also for the folks with an EV, the Liberty Station charging stalls (including Tesla superchargers) are super close - about 0.5 miles away. Would definitely choose this place again next time were in San Diego! Thank you to everyone responsible for such a wonderful listing!

"I cannot say enough good things about this place. The location is centrally located, the views are spectacular, and the home itself is comfortable whole also wow-ing. Alessandro and his team were all amazingly communicative and helpful, going out of there way to make the trip be special and fit our family. Hot tub in the top floor, Jacuzzi bath in the master, full kitchen, the house has everything we could need! It had a beach umbrella and beach towels for our days exploring the Pacific, and board games and books for times you are too tired to leave. I am so grateful for the team for giving us such an amazing stay!

"We booked house last minute because are other airbnb canceled and we were very happy with choice. The house was beautiful, three levels, each level had a patio to see great views of city. We traveled with our kids (ages 3, 5 and 7), they did not get tired of climbing up and down the stairs. The jacuzzi was nice to relax in after long day of walking. The kitchen was well stocked with pots, pans, plates, as well has some basics like coffee, tea and sugar. Beds were very comfortable and host was very responsive.

"Our family came to San Diego for my twin son marine graduation. I have to tell you: this house was great. It has the spectacular view of downtown, airport and the planes taking off daily. You would think a plane taking off would be nosey but it wasnt. The master bedroom has a jacuzzi outside overlooking the airport. My son sat in the jacuzzi and he went to relaxation mode. The host met us there and showed us everything and how it works. He checked in and gave us optional places to go that was near such as liberty mall. Where a few restaurants are. I met some of the neighbors in the area and it was a great experience. I would definitely go back here and recommend this host for our next trip.

"We stayed for four nights. The location, close to Liberty Station, was close to everything. The home has everything you would need and more. The views, especially from the third deck, were stunning. Happened to be there for the blue-moon...fantastic! The Jacuzzi hot tub was an especially favorite feature. And lastly, but not least, was the fantastic customer service provided by Alessandro - absolutely top-notch! I would definitely return to this home on a future visit.

"Alessandro met us upon check-in which was very nice. He made sure we were comfortable and knew where things were/how things worked. This is how an AirBnb host should be.available not only for problems but local guidance as well. He made it clear that this is what he does (and we will say, he is good at it!). The home itself was extremely clean and functional. I can honestly say that this was the best vacation rental we have ever secured. Our family of four had ample room, we felt safe, the location was perfect.the views! I was a tad concerned about the airport noise but it turned out to be a non-issue, as it stops at night and it was not as loud as I have imagined. We all liked watching them from the gorgeous patios! The jacuzzi tub was icing on the cake. For being in a populated area, it was surprisingly quiet and private. I really dont think there were any details left out. This stay/experience just set the vacation rental very high. No regrets!

"This was a beautiful home with a lot of room in a great location. The check in process was simple. Alessandro greeted us at the home and checked in with us several times while we were there to make sure we had everything we needed. The home was clean and exactly as pictured. The views of the San Diego Bay from the windows and balconies was beautiful. It was nice to unwind by the firepit or in the hot tub after a day of exploring in and around the city. The beds were very comfortable and the home had all of the essentials needed for the 5 days that we were there. The home is in a great loaction. It was a 10 minute drive to almost everything within San Diego, including the airport. We would definitely stay here again.

"House has a beautiful view. Close to downtown and beaches. Good location and neighbourhood. Great spaces, rooms and terraces in house so it is good to stay with your family. There was nearly a day of electric shortage during my stay. Nxt definitely told me but I affected because of that shortage. I was expecting a discount or something about that. Because I had to leave home with my kids and had my lunch and dinner outside. Also in bathroom; showers door dropped on my sons foot. He injured his foot because of that. I did not like approach of Nxt in that accident. Besides these negatives, I liked location, house, also Nxt has a friendly manner in normal conditions. But they had lack of communication in crisis times.

"The property was as stunning as described on the Web site, with panoramic picture-postcard views of San Diego. A very private and serene place, designed to take advantage of the setting with many well-situated windows and three delightful terraces. It was challenging to leave the property to pursue activities because of the sheer comfort of home's outdoor areas which capture the cool western breeze. Alessandro provided exceptional guest services - he performed like a personal concierge! A bottle of wine and biscotti treats upon arrival, followed by an unexpected delivery of fresh donuts the next morning. Exceedingly personable, Alessandro was an excellent and timely communicator. He offered helpful recommendations for places at nearby Liberty Station as well as the fireworks schedule for the 4th of July holiday. He truly went above and beyond. This distinctive and well-equipped property is simply ideal for a refreshing getaway!

"We loved every moment of our stay in San Diego on this property. I was a little nervous as it didn't have any reviews at the time of booking but wow, was I blown away! The house is incredible. The view can only truly be understood when you see it in person. It was very clean, great location, beautiful decor, spacious, great internet, lots of things to do in the house and near the house, close to the airport, comfortable beds and the hot tub was awesome!!! Alessandro, who helped us while there, was incredibly responsive, he checked on us several times and we couldn't be happier with our experience. If I could give this property 10 stars, I would!! "A great view overlooking the skyline and downtown San Diego. Great indoor/ outdoor space to relax and enjoy. A fully stocked kitchen. The host and the management team was always available. The hot tub on the top patio is definitely a plus point to relax in the evenings.
