House Rules

To ensure a pleasant and secure stay, we ask all guests to review and comply with the following rules. By confirming your booking, you agree to abide by these policies.

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 30 days of arrival. Refunds for cancellations more than 30 days before arrival are subject to a 4% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"We enjoyed the ambiance of this apartment, we slept well, the living areas were lovely and comfortable. We appreciated the attention to detail in the decor. The kitchen was well-appointed for our needs. Our favourite spot was the outdoor sitting area where we watched the ocean and the surfers. The check-in process was seamless and easy. Having access to a parking spot was very helpful. The location of this property was perfect and it was a quick walk to get groceries and to other amenities. We hope to stay here again the next time we visit. Highly recommend.

"The location is wonderful, can not get much better. If you look for a spot where you can spend the days watching the ocean, this is the place. Its within walking distance from downtown La Jolla. The standard is typical American - so not German quality ;-) - but you get American friendliness and laid back attitude, thats what we were looking for. So I am pleased to be able to recommend this place wholeheartedly.

"Five Star all around, I was a local for a week! I recently enjoyed a delightful 7-night stay at The Sea Gem, and it truly felt like a home away from home. From the moment I booked, the pre-check-in instructions were clear and helpful. Upon arrival, I was greeted with a warm welcome and found everything meticulously organized. The Guest Manual provided all the necessary instructions and information, making settling in a breeze. The kitchen was a highlight, boasting a wide array of cooking essentials. I appreciated having everything I needed to prepare my meals comfortably. Whether I was whipping up breakfast in the morning or enjoying a cozy dinner in the evening, the kitchen made the experience enjoyable and convenient. The view from The Sea Gem was simply breathtaking. "This condo was just wonderful. The crashing waves and balcony view were incredible. We loved our host; he was responsive and helpful in every way. Very hands on. We had our own garage! The weather was perfect and we took field trips each day to the Zoo Safari Park, the Comedy Club, the Shoreline Walk, the LaJolla Cove, Harbor Island, the Japanese Garden at Balboa Park, visited with friends at Dana Point, San Clemente, and at the Flower Pot Cafe! We love the "fake" fireplace and the comfy living room The kitchen was well equipped and we made many meals. Loved taking walks along the coast line and hearing the crashing waves. We hated to leave.

"My husband and I just spent a week in the Sea Gem and every moment was nothing short of perfection!!! Alessandro was so incredibly helpful with check-in and absolutely any other questions we had with super quick responses and over-the-top wonderful attention to our needs! We enjoy a slower paced vacation and this place was absolutely perfect for us! Condo is so perfect for 2 people and the balcony was by far our favorite place to relax! Excellent location, within walking distance of great coffee shops, bagels/pastries, and life-changing delicious pizza/pasta (utilize the convenience of yoir kitchen and visit American Pizza Manufacturing for take-n-bake pizza during your stay - an absolute MUST!)
