They’ll provide a guided walkthrough, ensuring you're familiar with the home's amenities so you can settle in effortlessly and start enjoying your vacation right away. From answering questions to offering local recommendations, we’re here to make your stay seamless and unforgettable.

Other Things To Note

• 3 night minimum stay. • No Smoking • No AC • Parking: Driveway access and street parking available for guests, no access to garage. • Pets may be permitted with prior approval and a fee of $150. • Guests must be at least 25 years old to rent the property. • Events/parties are not permitted and strictly enforced. • Pack n' play and high chair available for rent - $25 each plus tax • Guest agrees that in outside areas there is no reasonable expectation of privacy and accepts the monitoring of the outside by security cameras. Guest agrees not to tamper with the security cameras. • As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.

House Rules

To ensure a pleasant and secure stay, we ask all guests to review and comply with the following rules. By confirming your booking, you agree to abide by these policies.

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"We had a wonderful stay in Bird Rock. The views are amazing and the outside space was perfect for our family. The location is so perfect: coffee shops, restaurants and wine bars within walking distance. Beds were comfy, linens were plentiful, candles and blankets made it extra cozy by the fire. We LOVED this place!

"Exceeded expectations Beginning with management of the property. Alessandro was my contact person who reached out prior to my arrival. he was very professional and detailed oriented in leaving explicit directions on the procedures of entering the property. He could not have been helpful from check in to check out. The property was tastefully decorated & the view was incredible The beds and linens were perfect & kitchen stocked with the essentials. Location was walking distance to wonderful restaurants and shopping. I am an interior designer, and I must say Im very picky about where I stay. My guest and I couldnt have been happier. Thank you kindly for offering just what a gal needed to relax & recharge. Blessings..

"We stayed in this beautiful house with our 16 year old daughter and it was just lovely and was everything we wanted for a peaceful break. The views are absolutely incredible providing insight into the amazing wildlife at Birdrock including the wide variety of birds, dolphins, seals - not to mention the surfers! The decking area provides unrestricted views both up and down the coast. The house is well equipped and all furnishings are of a high standard and appliances high-quality. We appreciated the laundry facilities in garage. The house is within walking distance to bars/restaurants in Birdrock and is only a short drive to Mission Beach and all it has to offer. My husband even ran to Mission Beach direct from the house as part of his morning jog. The property management was very responsive and attentive ensuring that we had everything we needed. I highly recommend this property.

"Our family traveled to this beautiful home in the Bird Rock neighborhood of La Jolla; the surf and views were 10/10. We spent every evening watching the sunset and surfing. We enjoyed grilling and eating dinner on the deck. A management company hosts the home and is very responsive to any issues. Recommend bringing boogie boards, beach chairs, and an umbrella as these were not available.
