Welcome to this lovely 3 bed, 2 bath bungalow located just a few minute walk away from beautiful Law Street Beach. With its convenient location, you can enjoy the sun, sand, and surf in no time. Additionally, Garnet Avenue is just a 10-minute walk away, offering a variety of shops, restaurants, and entertainment options.

The Space

This property boasts a range of amenities to make your stay comfortable and enjoyable. Inside, you'll find a cozy living room with a ceiling fan, flat-screen TV, a fireplace. Plus there is a dining table that can comfortably seat 5 people. The bedrooms are tastefully furnished and designed for your comfort. Bedroom 1 features a king bed, ceiling fan, and a flat-screen TV. Bedroom 2 has 2 single beds, a ceiling fan, and a flat-screen TV. Bedroom 3 offers a queen bed, ceiling fan, and a flat-screen TV. There are two crisp and clean bathrooms that include a combo tub/shower. The sofa bed in the living room provides additional sleeping space if needed.
The kitchen is fully equipped with stainless steel appliances and leads out seamlessly to the backyard.
The wonderful outdoor space includes a spacious deck with a BBQ grill and the option for dining al fresco under the palapa. You'll find a large table and seating for up to eight people - the perfect spot for hosting cookouts and enjoying the fresh air and glowing sunsets. The open yard right below the deck provides additional space for outdoor activities. The delightful front porch features a cozy sitting area as well. Lastly, there is a washer and dryer, air conditioning and WIFI for your convenience. Come and experience a relaxing and enjoyable vacation in one of the most popular coastal areas of San Diego!

- Guests will have access to the entire home, but please note the backyard amenities are shared with one other unit on property.
- You can also rent each unit separately or together as a compound.
- As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.

House Rules

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"Happy with our location in PB, comfy beds, cleanliness, and a fun backyard! We use the grill to fire pit and the hot tub. Great restaurants that you can walk to as well as the beach.

"The house was amazing! Very clean, decorated well, comfortable beds and nice bedding. The kitchen is beautiful - plenty of space to cook for a large group. We really enjoyed the roof top deck and the lower deck area with the spa/pool combo! Finally, Alessandro was our POC and he was amazing! He met me there at checkin to show me how to work everything. He was easy to communicate with via text and responded quickly and even during non business hours. When we had a small issue with the home (a slow draining bathroom sink), Alessandro had a repair man there to fix it within a couple hours. If youre looking for a well managed vacation rental with a great vibe and location, this in your place!
