Other Things To Note

- Pack n' play and high chair available for rent - $25 each plus tax
- Guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.
- Pool Heat Fee: Pool heating is available for $150/day in summer (June–August) and $250/day in winter (September–May). The target temperature is 80–85°F, though slight fluctuations may occur due to weather conditions. Fees are non-refundable once heating is activated.
- As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.

House Rules

To ensure a pleasant and secure stay, we ask all guests to review and comply with the following rules. By confirming your booking, you agree to abide by these policies.

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"This is a beautiful house and property. The pool,view and outside amenities are superb. Alessandro meet us the first day and explained all of the amenities. He was always available to answer any questions we had. Our kids loved the theater room. The house was large enough for our family of 10. Dining room table was large enough to accommodate all of us, also lots of seating in the kitchen.

"We had a great time at this property! We were there for a family get together and it was roomy and comfortable for the nine of us. The ocean view is incredible and we enjoyed the pool and spa. When we had problems with one of the TVs, they were very responsive and sent their tech person to resolve it!

"Generally very good, though a few aging issues, mostly relating to A/C unit's blower which is very loud. Light switches are oddly placed and some don't do anything. Could use reading lamps. Door code problems persisted but a side door that does not appear to have a working lock allowed us entry and we were careful about not getting locked out.

"This home located in beautiful La Jolla, California is absolutely stunning. Very spacious and well-maintained with beautiful views of the ocean and Mission Bay. The home was exactly as described and is very well maintained. This is a very pristine rental worth the price for our family summer vacation. The six bedrooms and seven bathrooms worked well for our multi family vacation, including three young grandkids. Highly recommend if you are looking to spend time in La Jolla.

"We had a wonderful time with our adult kids and young grandkids. Since it was tough to do a lot of activities in the area with young kids, the house was a perfect place to hang out and enjoy the amenities (pool, hot tub, firepit, movie room, etc.). "Beautiful home with amazing views! We very much enjoyed our stay at this lovely home. Alessandro was very attentive to our needs and always responded quickly. I texted and said that the manual can opener in the house was not working, and he was at our door with a new one electric within 20 minutes. There was also a problem with none of the plugs on the kitchen power strip working and they had a technician out within about 30 minutes who figured out that a GFI switch on another wall in the hallway had blown. Problem solved.

"BEAUTIFUL. ENJOYABLE. GREAT HOST. The house is immaculate. I used it for a work trip with co-workers and it felt exclusive enough where everyone had their own space even if they were socializing. This was close to everything work related along with eateries in the area. Will definitely come back soon!

"We had a group of 11 ladies at the house for a bachelorette party. There was ample room and everyone had their own space/bathroom. We loved being able to sit outside by the fire pit and fully get the indoor/outdoor living with the bi-fold doors. There are two bedrooms downstairs that are a bit small - one without any windows, which is a bummer. Additionally, you can only have the pool heated or the jacuzzi on, but not both at the same time. Although we paid to have the pool heated it never really felt like it got to the temperature we were told. Lastly, the kitchen amenities left a little to be desired. It's a lovely, large kitchen, but didn't have all the tools we would have wanted. The pro's far out way the few con's listed above. Would definitely recommend and stay again!

"We stayed with our extended family of 12 people. The house and view are beautiful. It was great to have each bedroom with its own bath and the pool/patio to relax outside. You will likely have to drive if your intention is to tour around going to the beach, Legoland, downtown, Seaworld, etc. but we knew that going in and think it was well worth it. The staff responded extremely fast to the questions we did have and were very courteous.
