House Rules

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"We had a great time and came here at Thanksgiving with my family. My mom is 90, and they were very helpful and accommodating in answering all my questions. The kitchen is very nice and is stocked with lots of cookware, bakeware, utensils, glasses, and dishes. In many places we go, there are only 4 of everything, but not here! There are even outdoor dishes and drinkware for the lovely backyard. The hot tub was very nice and spacious, and we enjoyed it each evening. The beds are very comfortable, and the bedding and towels are new, clean, and of luxury hotel quality. We would love to come back!! Thank you so much!!

"This place was great, stayed 2 nights. Very clean, beautiful home. Easy check in. Checked in on us everyday via text or in app making sure we had everything we needed. Extremely accommodating , 3 adults , 2 Children ,1 infants, and a dog and we all were Comfortable . Bathrooms, kitchen, hot tub very clean.

"The place was very nice. I liked that 3 adults could fit nicely and have a bed big enough for them. Most places I looked at only had one or two king/queen sized beds and then twin beds or pull out beds. I was in a hotel that had mold and was getting sick so I reached out to get an early check in and they allowed it (technically I had paid for the night before, so makes sense that they let us in early, we just booked it late at night so could not get in). Had someone there to show us around and answer any questions we had. Only problem I had was not being able to locate the remotes to the AC/Heat unit. Eventually I was told where they were and all was fine. I also sent a text to them with no response but as soon as I messaged in the app, I had an immediate response. They communicate fairly quickly. Each room is beautifully decorated, has fans, lamps and white noise machines in each room. The backyard was beautiful and spacious and included a hot tub! I would book again if needed!
