Other Things To Note

- 3 night minimum stay.
- Guests must be at least 25 years old to rent the property.
- Parking is available in the driveway or street. No access to garage.
- Pack n' play and high chair available for rent - $25 each plus tax
- No pets, smoking or parties/events permitted.
- Guest agrees that in outside areas there is no reasonable expectation of privacy and accepts the monitoring of the outside by security cameras. Guest agrees not to tamper with the security cameras.
- As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.

Walk, bike or take a short drive to the beach, parks, dining, shops and entertainment of beautiful La Jolla!

House Rules

To ensure a pleasant and secure stay, we ask all guests to review and comply with the following rules. By confirming your booking, you agree to abide by these policies.

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"This breathtaking home on the waters edge was the perfect place for our family to gather for a once in a lifetime experience.Bird Rock neighborhood has wonderful restaurants within walking distance.Plenty of room inside or on the spectacular terrace to either spread out or be together. Kitchen is great for cooking together.Posted pictures accurately represent all the homes features.The vista point outside does get used but we didnt find it problematic. The magnificent view with ocean, Bird Rock, sea birds, and surfers from inside and out was priceless!

"Our family had a wonderful time staying here for the week. House has plenty of space and is in generally good condition. We spent most of our time gathered on the patio with incredible ocean views or in the kitchen. Property manager responded quickly to a couple of minor issues we had. The location of the home is terrific - it's a short 5 minute walk into the heart of Bird Rock where there are some great restaurants, coffee shops, bakery and shopping. I deducted a star on the listing accuracy because it stated the home had a Keurig and a Big Green Egg grill. We brought a bunch of k-pods we couldn't use, but there were 2 drip coffee makers and a Nespresso machine. There is a regular gas grill but no big green egg. The home is adjacent a public access to the ocean which was frequented often by surfers and folks watching the sunset. One morning a car of teenagers parked there and sat in their vehicle from about 6am-10am blasting loud music which woke up a number of us that day. Just know there will be a level of activity next to the home. Overall we had a great time and would likely stay there again. The ocean views, serenity and proximity to cool things to walk to in Bird Rock were fantastic.

"Host was very responsive and the property was as advertised- very spectacular. We had mentioned an issue with the fire pit and someone was there to remedy within the hour. Only negative to our stay - We had repeatedly asked for an earlier check in due to various arrival times. We had hoped to check in early around 1pm and kept getting various messages from onsite and remote host about ability. Half hour before published/scheduled check in at 4pm, we were informed a previous checkout at 1pm pushed our access to 4:30. Had we known this from the start, we would have made other arrangements during the day instead of waiting for hours in the neighborhood for "pending" check in.

"We booked this property to relax outside and enjoy the end of summer, and this house did not disappoint. The location is perfect, a two block walk to restaurants and coffee shops. A 10 minute drive to other parts of La Jolla. House was well equipped with everything you need and the hot tub was perfect on cooler evenings. We would definitely stay here again!

"We stayed on this property for six nights. It is a great location for walking to cafes and coffee. Sitting on patio to watch surfers was always fun to start the day. I would stay at this property again . Bedding was very comfy. Hot tub a plus.
