The living room features a flat-screen TV and a comfy couch, perfect for movie nights or lounging after a day at the beach. For extra flexibility, a queen sofa bed in the living room provides additional sleeping space for guests. Prepare delicious meals in the beautiful kitchen outfitted with stainless steel appliances and all the essentials you need for effortless cooking and dining. The adjacent dining table for 4 offers a quaint spot to enjoy meals together. In the bedroom, unwind in the plush king bed, catch up on your favorite shows on the flat-screen TV, and make use of the walk-in closet and dresser for your belongings. The sleek bathroom boasts modern updates and a glass-enclosed shower for a refreshing experience. Neighborhood

Mission Beach is a popular community located on a sandbar between the Pacific Ocean and Mission Bay in San Diego. It is a lively take on the classic boardwalk beach town with nearly two miles of oceanfront boardwalk, numerous rental shops, and Belmont Park. The beach itself is long and wide with fun waves and is family-friendly. Mission Beach offers a wide variety of activities to do, both on land and in the water. Here are some popular activities:
*Stroll or bike along the the Mission Beach Boardwalk, which runs along the beaches on both the ocean and bay sides of the community
*Enjoy a variety of fun water activities, such as paddle boarding, kayaking, and jet skiing
*Spend a day at Belmont Park and ride the vintage rollercoaster known as the Giant Dipper
*Learn how to surf
*Play sand volleyball, basketball, or the Over-The-Line (OTL) at South Mission Beach
*Picnic at grassy Mission Beach Park
*Visit SeaWorld San Diego, the world-famous marine life adventure park

Other Things To Note

• Guests must be at least 25 years of age to book.
• Parking: There is one onsite parking space in driveway accessed via the alley behind the property.
• The smart TV allows for streaming services which requires guest own accounts to access
• Each room has its own comfort controls via mini-split air conditioners/heaters (not central)
• Events/parties and excessive noise are strictly prohibited.
• Pets and smoking are not permitted.
• Guest agrees that in outside areas there is no reasonable expectation of privacy and accepts the monitoring of the outside by security cameras. Guest agrees not to tamper with the security cameras.
• As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.

Walk or bike anywhere in the immediate and surrounding neighborhood! You are truly just steps from the beach, bay, parks, boardwalk, dining, and activities.

House Rules

To ensure a pleasant and secure stay, we ask all guests to review and comply with the following rules. By confirming your booking, you agree to abide by these policies.

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 30 days of arrival. Refunds for cancellations more than 30 days before arrival are subject to a 4% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"This is perfect home for someone looking for a becau vacation. The location is great as it is a very short walk to the beach and the bay. The house was very clean and tidy. It was smaller than expected though.

"Adorable Bungalow in great location! Loved spending time on the patio, less than one minute walk to the bay (visible from the patio) and less than two minute walk to the beach. Wonderful location with many good restaurants! This home must have recently been updated as it was pristine inside with modern finishes. Great communication from NXT with check in and any needs. Definitely recommend for anyone wishing to stay in Mission Beach.

"Great efficient little beach house with clean, modern updates. Front porch (on the walkable court) very cozy and pleasant. Beach is just a couple of blocks away. Relatively quiet in a busy beach neighborhood.

"Staying at this location was perfect for me and my family. The bay is five houses away to One Direction in the beach is a block in the other direction. "Loved our stay! The perfect location, super close walk to the beach and the bay front. Tons of fun restaurants nearby. The cottage was immaculate. Brand new appliances and furnishings. Top notch communication from the property team. They even brought us by an extra blanket! So friendly and helpful. Bonus: our Volvo SUV fit perfectly with space in the on-site parking space. Our favorite Airbnb ever!
