Unit 313- Sleeping Accommodations (Maximum 4 guests): Bedroom 1 - (1) King bed. Living space (1) Queen sofa sleeper. As you enter the space, you'll notice the crisp, coastal vibe throughout with an open living/dining/kitchen space is ideal for gathering. The dining table includes seating for 4 people and the adjacent living room has plentiful seating as well. The comfortable and open living space has a relaxed beach cottage feel, complete with a flat-screen 55'' Smart TV and board games for family entertainment. The kitchen is fully-equipped with all appliances, gas stove, and necessities one could need on vacation. The bedroom has great natural light and a cozy feel. The bedroom features a desk, flat screen 55" Smart TV, closet space, and ceiling fan. The next sleeping space is the 1 queen sleeper sofa in the living room. As part of our personalized guest experience, a Guest Experience Manager will personally welcome you at your preferred arrival time. They’ll provide a guided walkthrough, ensuring you're familiar with the home's amenities so you can settle in effortlessly and start enjoying your vacation right away. From answering questions to offering local recommendations, we’re here to make your stay seamless and unforgettable.
• Guest ages 25+ to book.
• Pets ok with prior approval and $150 fee per pet.
• Smoking and events/parties are not permitted.
• Pack n' play and high chair available for rent - $25 each plus tax.
• Please note that there are 3 other units on the property that share the laundry facilities. Guests will have access only to their assigned, exclusive outdoor patio. The entire property encompassing all four units may be rented as a compound accommodating up to 16 guests.
• As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.
• Parking: Each unit is allocated one garage parking spot (four total for the compound), with a remote provided for access. A fee will be charged for lost remotes. Please note that only compact cars will fit in the garage and each garage fits 2 cars side by side. Garage Dimensions: Height: 6.5 ft, Width: 15 ft (7 ft per car), Depth: 16 ft. Additional street parking is available for guests with larger vehicles or extra cars.
• Cooling: Small window A/C unit in each cottage, with the exception of 315.

House rules:
1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.
2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.
3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.
4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.
5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.
6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.
7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.
8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.
9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.
