Welcome to this sunlit, 1 bedroom, 1 bath + sleeper sofa La Jolla cottage! Just steps to all of the natural beauty and excitement of renowned La Jolla Village and a short walk to Marine Street Beach and a few more extra steps to arguably one of the most famous beaches in San Diego, Windansea Beach!

The Space

Situated on an expansive property, this is the 3rd and most quaint unit, attached to the garage with a shared patio area. This ground floor cottage has a cozy living space that includes cute dining area and kitchen, flat screen TV, and ceiling fan. The comfortable bedroom features 1 king bed, but there is also an additional queen sofa sleeper in the living space. There is access to a washer and dryer in the garage (shared). Parking is street only.

Other Things To Note

- There are two additional separate units on the property. The entire property encompassing all three units may be rented as a compound accommodating up to 22 guests. Street parking only.
- Pets allowed but will be subject to a fee.
- As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.
- Pack n plays and high chairs are available for rent, $25 plus taxes and fees.

House Rules

To ensure a pleasant and secure stay, we ask all guests to review and comply with the following rules. By confirming your booking, you agree to abide by these policies.

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 30 days of arrival. Refunds for cancellations more than 30 days before arrival are subject to a 4% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"We enjoyed our stay at Nxt's place in the end, but we had a couple issues that other travelers should be aware of in my opinion. First, they asked us to sign a separate agreement after we went through the booking flow, and that's not a great experience since we were booking on Airbnb with all the right identity requirements and contract with Airbnb, so it didn't feel great to have to sign a separate contract. Second, we couldn't get in when we got there, because we never received the code for the front door. I messaged and called the host, but nothing helped. After about an hour, we finally got a code, which was incorrect, and then finally got the code to get in. Despite a few challenges, the place is in a great location. The host came by with batteries for the lock the next day, and a bottle of wine which was a nice recovery effort. I think it's a bit expensive for what you get in terms of a listing, and I'll look for other locations next time I travel to La Jolla.

"pros: very clean unit in a great location in La Jolla! The bed is quite comfortable. The host was responsive and proactive. cons: this is a downstairs unit with VERY thin floors, meaning you hear every footfall, cabinet door, toilet flush, and voice from the unit above. There is very little sense of privacy and my wife and I did not want to spend much time in the unit. For $100-200/night that would be ok, but for the roughly $300/night plus $165 cleaning fee it was simply not worth it, and I wish we had found a nicer place for the cost.

"The room is very cozy and cute. At first we were a little worried about the lack of AC but it was actually really cool at night even in August. Surrounding area is pretty but very congested sometimes. Overall great place to stay!

"We enjoyed walks and exploring the beach, which is about a 15-minute walk to Marine Beach (high surf, so not ideal for small kids). They provided beach chairs, an umbrella, and four beach towels (they were on the small side). Dogs are welcome on the beaches at certain times. La Jolla Shores Beach, a short drive away, is perfect for little ones. We loved the nearby coffee shops, especially Lille, a fabulous French coffee shop with delicious pastries about three blocks off Girard. The Sunday Farmers Market from 9am-12pm was beautiful, with fresh veggies, fruit, and other vendors (off Girard). The area is full of great restaurants and shops. Walking to La Jolla Village was a treat, and we highly recommend Beeside Balcony for its amazing view and fabulous food (the grilled oysters were to die for). Dukes offered a fun vibe with great seafood and a fantastic view. Alessandro, the host, was quick to respond to all our questions and made us feel very welcome. We would definitely stay again!

"We thoroughly enjoyed our visit and stay. Alessandro was always one step ahead and quickly answered our every question. The back is very comfortable and we slept well. The greatest asset of this place is the location. Everything is within easy walking distance. You could not ask for better. The location has the best of both worlds, its very quiet you can quickly get to where the activity is. Very highly recommended!

"This place is a gem, a gorgeous little bungalow with plenty of privacy but lots of restaurants and stores within walking distance. The check-in process was very easy and we felt right at home. Alejandro assisted us with our stay and went above and beyond in terms of hospitality and care. We were provided with everything we could need and more, really appreciate the fine details. Theres a washer & dryer available for use, extra towels, beach chairs, felt more like staying at a friends place in the best way possible. It was very welcoming, cozy, clean and in the perfect location. Theres plenty of street parking and lots of yummy food in walking distance. Alejandro was very attentive, helpful, and friendly and I really cant recommend him & this place enough. We greatly enjoyed our stay and would absolutely stay again in the future :)

"We have stayed at several vacation rentals and this was the first time we met the host. He showed up at check in to make sure everything was to our liking. The rental was perfect! Very clean and had everything we needed. Also, street parking was always available in front of the rental. Walking distance to restaurants and the Cove. Farmers Market was only a couple of streets over. Would definitely stay there again.

"Great stay! About 20 minute walk to the main La Jolla shore. Restaurants nearby though as well if you dont want to go too far. Bed is super comfy. Good amenities (large fridge, coffee maker). Everything was as listed. Great communication from Alessandro who was proactive and checked in daily. Would stay here again!

"What a deal and the perfect place to stay in La Jolla! Everything I needed was within walking distance. It was the perfect location for me. My morning and evening walks were the best. The neighborhood was peaceful and quiet, yet just close enough to everything I needed. Parking was GREAT!!!!! I travel to the San Diego area about every 6 weeks and about 80% of the places I have stayed at parking was a nightmare. NOT THE CASE HERE! This will 100% be the first place I check to book again. Best deal around that I have found in the last 3 years! Such easy access to everything in PB and the great restaurants in La Jolla. Thank you for hosting me!

"We enjoyed the quiet location that is only a five- or ten-minute walk to lots of good eating spots and to the beaches. Alessandro knows how to welcome guests and was quick to respond to any inquiries. We were there during warmer weather so we opened windows and had the ceiling fan on since this unit doesn't have AC, and it was fairly comfortable. Our porch felt private on the shared property, with the patio separated by lush vegetation. The he kitchen was sufficient for cooking breakfast and small meals. The neighborhood was tidy and friendly. We would certainly consider this property again.

"Alessandro and NXT were amazing hosts. Alessandro was exceptionally responsive, friendly and always available for recommendations and help when needed. He even brought over a few bottles of wine and biscotti for us! The location is perfect: 10min walk from the beach, 5 minutes from grocery store, and 10-15 minutes to downtown restaurants/bars. The location is private, has its own grill, and is very quiet/peaceful. Airs well with no need for air conditioning. Highly recommended spot to stay!
