The Space

Inside, you will appreciate the inviting living room featuring a large flatscreen TV and plush sectional couch. The light and bright, open space seamlessly connects to the gourmet kitchen. Entertain effortlessly in the fully-equipped kitchen boasting a large stone island with barstool seating for 6. Prepare delicious meals with stainless steel appliances and ample cabinet and cook prep space. Let the fresh breeze in through the large sliding doors opening up to the front patio, and keep your favorite wines chilled in the wine fridge. Retreat to the luxurious comfort of Bedroom 1, featuring a king bed, flat screen tv, en-suite bathroom with shower, and a sliding glass door opening up to a private balcony. Additionally, Bedroom 2 offers a cozy queen bed and a flat-screen TV as well. Perfect for kids or additional guests, Bedroom 3 features a double lower bunk bed and a twin upper bunk bed, along with a flat-screen TV. The 2nd guest bathroom boasts a convenient combo shower/tub. Plus, there is a powder room.

Mission Beach is a popular community located on a sandbar between the Pacific Ocean and Mission Bay in San Diego. It is a lively take on the classic boardwalk beach town with nearly two miles of oceanfront boardwalk, numerous rental shops, and Belmont Park. The beach itself is long and wide with fun waves and is family-friendly. Mission Beach offers a wide variety of activities to do, both on land and in the water. Here are some popular activities:
*Stroll or bike along the the Mission Beach Boardwalk, which runs along the beaches on both the ocean and bay sides of the community
*Enjoy a variety of fun water activities, such as paddle boarding, kayaking, and jet skiing
*Spend a day at Belmont Park and ride the vintage rollercoaster known as the Giant Dipper
*Learn how to surf
*Play sand volleyball, basketball, or the Over-The-Line (OTL) at South Mission Beach
*Picnic at grassy Mission Beach Park
*Visit SeaWorld San Diego, the world-famous marine life adventure park

Other Things To Note

- Pack n' play and high chair available for rent - $25 each plus tax
- 3 night minimum stay.
• Guests must be at least 25 years of age to book.
• Parking: 1 space in garage.
• Pets permitted with approval and $150 fee per pet.
• Smoking and events/parties are not permitted.
• Guest agrees that in outside areas there is no reasonable expectation of privacy and accepts the monitoring of the outside by security cameras. Guest agrees not to tamper with the security cameras.
• As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.

Walk or bike anywhere in the immediate and surrounding neighborhood! You are truly just steps from the beach, bay, parks, boardwalk, dining, and activities.

House Rules

To ensure a pleasant and secure stay, we ask all guests to review and comply with the following rules. By confirming your booking, you agree to abide by these policies.

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

"This house was perfect for our family week. It is clean and well outfitted. Bedrooms/bathrooms nicely accommodated four adults and two children. The kids loved the bunk beds!The kitchen/living area is comfortable especially when nice enough to sit outside for meals. We loved sitting around the fire and playing games in the evening. The location is perfect! Easy walk to bay beach area, ocean beach, amusement park, restaurant options.

"Very comfortable and perfect location! Walking distance to beach, restaurants and walking paths. Condo has everything you need! Fire pit with comfy chairs on patio. We brought our dogs so easy to let them out in the grassy area outside the patio area. Bedrooms are upstairs with comfy beds and great linens. Each room has their own temp controls. Kitchen is well equipped and updated with nice appliances and huge island for family! Great communication with management company before during and after our arrival. We loved it!

"Very nice place, everything we needed, location is awesome. Communication was very good, Alessandro was helpful when needed. Parking is very tight, 2 spots in the garage tandem (one behind the other, we had a CRV and Jeep Cherokee just fit) very narrow. We did have to put the trash cans out each Monday morning since no one had put them out by 9 am and we didnt want to miss it.

"Our rental with a different property company was canceled when we arrived, so we had to find something last minute at 7 p.m.! Nxt came through for us! I was quickly able to book the place and explain my situation to them. They arranged for two cleaning crew to come in at 7 p.m. and have the place ready for us by 9 p.m. They helped turn a horrible situation into the perfect getaway. They were super helpful along the way and ensured we had everything we needed. I will be booking my next San Diego rental through Nxt!

"We really enjoyed our stay. The house is very well located, just a few steps from the beach and the bay. It's also close to 2 small markets and a riding center. Ideal for a family vacation. We were 6, 4 adults and 2 children and the house was really spacious. We had plenty of space. In addition, the house was clean and well maintained. The kitchen is also very well equipped, we had all the accessories we needed and they were all of good quality and in good condition. The hosts contacted us several times to make sure everything was to our satisfaction. They were very attentive. Superb week! Very happy with our choice.
