Uber-chic 2 bedroom, 1 bathroom cabin on the Back Forty property in beautiful, Whitefish, Montana!

The Space

Relax and enjoy the peaceful surroundings and abundant wildlife while you take in the stars or soothe yourself next to the fireplace after a long day on the mountain. The private cabin on 40 acres is perfect retreat for a small group. Easily accessible community hiking trails are directly off the property or take a quick ride into town. Downtown Whitefish is 3 miles away, as is the lake, while the ski area is 20 minutes. During the summer months or shoulder season escape to Glacier National Park, only 30 minutes away and the airport is 10 minutes, door-to-door.

- This home is on the same property as 2 other units.
- There is a $150 pet fee (per pet).
- Payment terms vary by booking channel. When processed through platforms that allow us to manage payment directly, a 10% deposit is taken at booking, with the remaining balance automatically collected after the cancellation period, as outlined in the cancellation policy. For channels where we do not manage payment, the full reservation amount is due at the time of booking.

House Rules

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.

This is a no smoking property. Well-bahaved pets are allowed, we would recommend keeping them off furniture. Unless otherwise discussed with the manager, no additional guests may spend the night. Please be aware there are exterior cameras for your security and ours. The backyard hot tub is within view of a camera.

"This property is perfect for quiet and relaxation. We had a bear visit on the first day! The cabin is new and well appointed except for a lack of space for your belongings. There is no closet space and no luggage racks. Being 3 miles from town, transportation is needed.

"the home was very clean and organized, and the host was very helpful and considerate, everything else was not as expected, the lock didnt work very well and we got locked out once, couldn't lock the door the majority of the time, there are no blinds or drapes except in bedroom, not private at all, could see trailer from all frnt windows (which were all uncovered) property description boasts privacy and seclusion, neither were the case, there is a neighbor in the trailer about 150 feet away and a large 'main home' that had visitors coming and going the whole time, a whole crowd walked right into the frnt yard to look at northern lights while we were having a private conversatin at the fire - check in and out info was conflicting and nxt communication didn't match what the instructions on airbnb said,

"Friend and I dug the place. A few quirks to understand the tech. No AC, so can get warm during the day. Nice deck for sunsets. Comfy for 2 people. Friendly owners. Of Note, there are 2 other properties at the end of this driveway, so you can't really feel entirely 'alone'. Short drive to tourist-central town for overpriced grub and supplies.
