With 9 total bedrooms and 7 total bathrooms, this compound setup is ideal for families or groups of friends looking to experience the best of California living.

The Space

Unit 1:
As you step inside, you'll find a cozy family room with couch and flatscreen TV just off the main entrance. As you continue up the stairs, you'll be greeted by an abundance of natural light that floods the main living space plus those beautiful, bay vistas. Sink into the plush comfort of the large couch in front of the flat screen TV, perfect for unwinding after a day of beachside fun. The dining table with seating for six provides a cozy spot for family meals or friendly gatherings. The fully-equipped kitchen boasts stainless steel appliances and a convenient breakfast bar with barstool seating for three, making meal preparation a breeze. Retreat to one of the five inviting bedrooms, each thoughtfully designed for maximum comfort. The primary bedroom features a large king bed, a private balcony with amazing water views, and a day bed with a twin trundle, ideal for extra guests or little ones. The en-suite bathroom offers a dual vanity and a combo shower/tub for added convenience. The remaining bedrooms offer equally comfortable accommodations, with a queen bed in Bedroom 2, a king bed in Bedroom 3, a queen bed in Bedroom 4, and a bunk bed in Bedroom 5. Mission Beach is a popular community located on a sandbar between the Pacific Ocean and Mission Bay in San Diego. It is a lively take on the classic boardwalk beach town with nearly two miles of oceanfront boardwalk, numerous rental shops, and Belmont Park. The beach itself is long and wide with fun waves and is family-friendly. Mission Beach offers a wide variety of activities to do, both on land and in the water. Here are some popular activities:
*Stroll or bike along the the Mission Beach Boardwalk, which runs along the beaches on both the ocean and bay sides of the community
*Enjoy a variety of fun water activities, such as paddle boarding, kayaking, and jet skiing
*Spend a day at Belmont Park and ride the vintage rollercoaster known as the Giant Dipper
*Learn how to surf
*Play sand volleyball, basketball, or the Over-The-Line (OTL) at South Mission Beach
*Picnic at grassy Mission Beach Park
*Visit SeaWorld San Diego, the world-famous marine life adventure park

Other Things To Note

• Guests must be at least 25 years of age to book.
• Please note in unit 2, the air conditioning is only on the 3rd upper level.
• Parking: Each unit has 1 narrow garage space and 1 space in driveway. Not all cars may fit in the garages.
• Pack n' play and high chair available for rent - $25 each plus tax
• Both units have multiple levels and stairs, so it may not be suitable for all guests.
• Pets and smoking are not permitted.
• Guest agrees that in outside areas there is no reasonable expectation of privacy and accepts the monitoring of the outside by security cameras. Guest agrees not to tamper with the security cameras.
• As part of our standard verification process, we kindly request that the guest signs an additional agreement and verifies ID. Your comfort and security are important to us.

Getting Around

Walk or bike anywhere in the immediate and surrounding neighborhood! You are truly just steps from the beach, bay, parks, boardwalk, dining, and activities.

House Rules

To ensure a pleasant and secure stay, we ask all guests to review and comply with the following rules. By confirming your booking, you agree to abide by these policies.

1. General House Rules
• Treat the Home with Care: Please treat the property as you would your own. Excessive mess or damage beyond normal wear and tear may result in additional cleaning or repair charges.
• No Smoking: Smoking is strictly prohibited. This includes tobacco, cannabis, e-cigarettes, and similar products. Violation will result in immediate eviction, loss of the security deposit, and a $500 cleaning fee.
• No Unauthorized Pets: Pets are only allowed with prior written permission and a $150 pet fee. Unauthorized pets may result in eviction and additional charges.
• Noise and Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect our neighbors. Excessive noise complaints may result in early termination without a refund.
• No Parties or Events: Unauthorized parties or events are not allowed. Violations will result in a $1,000 fine and immediate eviction.
• No Commercial Use: Commercial film or photography requires prior written approval.

2. Check-In and Check-Out
• Check-In: From 4 PM. Early check-in may be available with prior approval.
• Check-Out: By 10 AM. Late check-outs without approval will result in a fee of $100/hour or 50% of the daily rate, whichever is greater.

3. Occupancy and Parking
• Maximum Occupancy: As specified in your booking. Exceeding the limit may result in eviction and a $200 fee per additional person, per day.
• Parking: Limited to designated areas. Unauthorized vehicles may be towed at the guest’s expense.

4. Cleaning and Maintenance
• Standard Cleaning: The home will be cleaned before your arrival. Guests must maintain general cleanliness and use designated trash bins.
• Excessive Cleaning Fees: Additional fees may apply for deep cleaning (e.g., pet feces, excessive sand, furniture stained, excessive pet hair).
• Hot Tub and Pool Use: Keep sand and debris out of the hot tub. Misuse will incur a $300 cleaning fee.

5. Damages and Security Deposit
• Report any damage immediately. Damage beyond normal wear and tear will be deducted from your security deposit or charged to your credit card.
• Lost keys or access devices will result in a replacement fee.

6. Safety and Liability
• Guest Safety: Use facilities such as pools and trampolines at your own risk. The property owner is not liable for personal injury or loss.
• Emergency Contact: For emergencies, dial 911. For urgent property-related issues, contact our 24-hour support line.

7. Cancellation and Refund Policy
• Cancellation: No refunds for cancellations within 60 days of arrival. Refunds for cancellations more than 60 days before arrival are subject to a 3.5% processing fee.
• Unavailability: If the property is unavailable due to unforeseen circumstances, a full refund will be provided.

8. Additional Rules
• Trash Management: Dispose of trash properly in designated bins. Excessive trash removal may result in additional fees.
• Approved Guests Only: Only registered guests are allowed. Unauthorized guests may result in immediate eviction.

9. Final Agreement
By booking and staying at the property, you agree to these rules. Failure to comply may result in additional charges, eviction, and forfeiture of any security deposit.
